Are you one of those people that have sat back on the sidelines throughout spring break, an early Easter and now tax season, effectively putting off the decision to search for and buy your first or maybe your next home?  Now that tax season is over, are you still sitting there on the couch? It is now officially a buyer's market, meaning it's a great time for buyers (not sellers).   The "buyer's market" has been brought about in large measure by local home foreclosures.  Generally, some neighborhoods are more adversely affected than others.  However, because we are in North Texas, and the economy is solid (thanks in part to oil and gas drilling), sellers are not feeling the need to sell their homes for cheap.  Sellers are holding their own however, when it comes to getting a fair sales price on their homes.   Alternatively, for buyers, there is a lot of opportunity out in the market right now.  Yet, for some there is apprehension and anxiety brought about by the media and a seeming misunderstanding of what is actually occurring in local housing markets.  It is true that mortgage lenders have considerably tightened lending requirements which makes it much harder to qualify for a loan unless you put up a larger downpayment.  Naturally, some people will be shut out of purchasing a home in the foreseeable future until they improve their credit scores.  Setting these obstacles aside, many capable buyers seem to be waiting out the market.  If you are in this category of buyer, it is probably a mistake to time or wait out the market.  If the market changes, it could indeed be for the worse but it could just as likely change for the better which could easily result in a "seller's market".  By that time it is too late.  You've lost the initiative.  A "seller's market" is a housing market that is not favorable to buyers who are looking for a bargain.  Waiting is never a good strategy.  If you want to purchase a home you should probably begin making efforts to do it now.  How much longer will you wait and deny yourself the home that you've been wanting for a long time now?
