To what degree does the typical property owner research or investigate the qualifications of real estate agents before listing their property for sale with them.  Some sellers seem to manage just fine by themselves to find the right agent while others seem to follow the advice of friends or loved ones when making decisions.  This advice can be good or bad depending of your friends experience or lack of it. Even licensed agents can give inferior advice to their sellers if they are not experienced in a particular type market or niche market.  This is especially so in the lake front home market.  These properties are not your average or typical home and several things must be taken into consideration besides age, price and size, prior to placing these homes on the market.  Also, the buyers for these type homes are slightly different from typical single family residential buyer since they are usually older, more experienced and are generally more sophisticated in their expectations.  Some of these buyers are looking for second homes.  Another factor is that the price ranges can vary wildly from a few hundred thousand dollars upward to well over 2 million plus.  Yet another factor is the difference between the east side vs. the west side of Eagle Mountain Lake in terms of depth of water, the position of the sun as it affects the morning or evening view and the perceived value and non conforming aspects of the real estate, just to name a few.  Again, real estate licensing requirements do not prepare new agents to address these unique issues and it therefore becomes (for the discerning and wise seller) a matter of agent experience if they are to choose the most probable and credible agent to sell a given lakefront property.  Owners/sellers should ask questions and know what to expect from their agent before they hire them.
 
When you list your property with The Christian Group, we will look after your interests with  great care.  We will market your property on our websites, especially our main website http://www.terrichristiancom , in addition to placing it on the Multiple Listing System (MLS).  As of this journal entry, The Christian Group currently has 10 lake front properties listed for sale on Eagle Mountain Lake which is 18% of all the 56 lake front properties currently offered for sale on the lake.  Out of the 37 various agents who have lake front listings, only two other agents actually have more than one lake front listing and they have 5% and 8% respectively.  As you can see, we have 10% more (over twice as much) of the market share than our closest agent competitor for lake front listings.  People recognize us because they see our signs and our web presence and this generates lots of calls and potential buyers for our listings.  Of the 56 waterfront homes sold on Eagle Mountain Lake last year (2007), The Christian Group sold 8 (14%) of those.  There are lots of agents who can say they made one sale but few if any can claim such a high percentage of the overall Eagle Mountain Lake market listings and sales.  Aside from lake front sales, our overall sales transactions in 2007 totaled 125.  Our total overall listings taken in 2007 was 89 homes. 
 
In addition,  The Christian Group is listed as 28th in Keller Williams for their Region (State of New Mexico and North Texas) in terms of Gross Commission Sales and Total Units sold.  We are listed as #1 in the Keller Williams Fort Worth office out of 170 agents (agent count varies).  Since Keller Williams is the largest Real Estate brokerage in Fort Worth and Tarrant County, The Christian Group has accumulated a lot of experience about the local real estate market and has had a direct and significant impact on the Fort Worth Real Estate market.
